This document constitutes a legally binding agreement between the Waseet platform (referred to as "the Platform" or "we") and the users, whether individuals or entities (referred to as "the User" or "you"), setting forth the terms of use and privacy policies related to the real estate brokerage services provided by the Platform. The Platform is licensed by the Real Estate General Authority in the Kingdom of Saudi Arabia and operates pursuant to the Real Estate Brokerage System issued by Royal Decree No. (M/130) dated 30/11/1443H and its executive regulations, the Anti-Cyber Crime Law, and other relevant regulations. Your access to and use of the Platform constitutes unconditional acceptance of these terms, whether you are a registered or unregistered user. This acceptance applies from the date of your first use of the Platform. Any modifications to these terms shall become effective immediately upon notification, unless otherwise stated. Continued use of the Platform after such modifications constitutes full acceptance.
The Platform: Waseet, an electronic platform licensed by the Real Estate General Authority to provide real estate brokerage services, including listing properties for sale or rent, real estate marketing, and advertisement management.
Real Estate Broker: An individual or entity licensed by the Real Estate General Authority to perform real estate brokerage activities.
User: Any natural or legal person who uses the Platform, whether as a property owner, broker, buyer, or tenant.
Brokerage Contract: A written agreement between the broker and the parties involved in the real estate transaction specifying the contracting terms.
Personal Data: Any information relating to an identified or identifiable person, directly or indirectly, as defined by the Personal Data Protection Law of the Kingdom.
Third Party: Private entities or quasi-governmental bodies (such as Ejari platform or Real Estate Exchange) whose technical solutions are used to complete services provided via the Platform.
The User must be an adult (18 years or older) and fully legally competent.
Real estate establishments must be registered with the Real Estate General Authority and hold a valid commercial registration for brokerage activities.
Users must provide accurate and up-to-date data upon registration through the National Access Platform or any other approved means.
The Platform provides real estate brokerage services, including:
Services are provided in accordance with licenses issued by the Real Estate General Authority, including the "Fal" license for brokerage and real estate marketing.
Specific permissions are granted to each user category based on account type (advertiser, ad recipient, real estate broker, etc.).
Registration: Provide accurate and updated data upon account creation and update it when necessary.
Real Estate Advertisements:
Confidentiality: Maintain the confidentiality of transaction-related information and do not disclose it except with written consent from the parties.
Compliance: Comply with the Real Estate Brokerage System, Personal Data Protection Law, Anti-Cyber Crime Law, and all applicable regulations in the Kingdom.
Accuracy of Information and Documents: The User acknowledges full responsibility for the accuracy of all information or documents submitted via the Platform and bears sole legal and financial liability in case of false information or documents.
The brokerage contract must be written and include:
Commission: The broker is entitled to the commission upon transaction completion within the contract duration or within two months after its end, provided brokerage proof is established.
The commission does not exceed 2.5% of the transaction value or one month’s rent for leases.
Down Payment: If the transaction does not complete, the broker has the right to a portion of the down payment in accordance with prescribed controls.
Third Party Fees: The User acknowledges and agrees to bear any additional fees or costs related to third-party services used to complete services via the Platform. Users will be notified of such fees prior to using related services.
Data Collection: The Platform collects necessary personal data to provide services, including but not limited to:
Data Usage: Data is used to provide services, improve user experience, conduct analytics, marketing (with user consent), and comply with legal requirements. Data cannot be used for purposes other than those stated without user consent.
Data is aggregated anonymously for statistical purposes without identifying users.
Data Sharing: Users agree to share data with:
Data Security: The Platform applies advanced security measures to prevent data loss or unauthorized access, committing to due diligence though not guaranteeing results. Access to data is limited to authorized personnel only.
User Rights:
Data Retention: Data is retained as long as necessary to provide services or comply with legal requirements, then deleted or anonymized when no longer needed.
Links to the Platform: Creating electronic links to Waseet or any of its contents, or displaying them in frames, without prior written consent from Platform management, is prohibited. The Platform reserves the right to impose conditions on any link or disable it if the linked site contains illegal, inappropriate content, or violates intellectual property or privacy rights. The Platform disclaims any responsibility for the content of linked sites.
Links from the Platform: The Platform provides links to other sites or portals to facilitate user experience but does not guarantee the content or credibility of those sites. Use of these links is at your own risk and does not imply endorsement by the Platform.
Advertisements must be accurate, complete, and limited to one property available for sale or rent.
The User is responsible for verifying the accuracy of advertisements before contracting.
The Platform reserves the right to remove any advertisement violating terms or regulations without prior notice.
The Platform, its services, and provided information are offered "as is" and "as available" without any express or implied warranties. We do not guarantee error-free or uninterrupted service or suitability for a particular purpose.
The Platform is not liable for any loss or damage resulting from:
Disclaimer of Claims: Users acknowledge releasing the Platform from any claims or losses arising from inaccurate information provided by other users (original parties in the contractual relationship) or non-compliance by any party within the scope of contracts made through the Platform. The Platform’s role is limited to brokerage only and is not legally or financially liable for any damage resulting from these reasons.
Virus Protection: We commit to sufficient efforts to scan and test platform contents to ensure their safety. Nevertheless, antivirus software is recommended when downloading materials from the Platform or the internet in general. The Platform disclaims any liability for losses or damages resulting from viruses or technical failures caused by use of or downloading content from the Platform.
You acknowledge that use of the Platform is at your own risk, and your sole remedy for any damage or loss arising from Platform use is to discontinue use.
The User agrees to indemnify and hold harmless Waseet, its management, employees, agents, and insurers from any liability or claims arising from User’s breach of terms, or violation of applicable laws in Saudi Arabia or their place of residence.
All contents available on Waseet, including texts, images, graphics, logos, and software, are protected under copyright laws, trademarks, and other intellectual property rights in Saudi Arabia. Selling, licensing, modifying, copying, reproducing, uploading, or distributing any content without prior written consent from Platform management is prohibited. Unauthorized use may expose the user to legal liability.

The Platform reserves the absolute right to terminate, restrict, or suspend a User’s account or access to the Platform without prior notice in the following cases:

Disputes shall first be resolved amicably by contacting the Platform’s management within 15 days of the dispute arising. Unresolved disputes shall be referred to competent courts in Riyadh. All claims and disputes arising from Platform use shall be exclusively subject to the jurisdiction of the Saudi Arabian courts.
The Platform reserves the right to amend these terms and privacy policy at any time. Users will be notified of amendments via the Platform or email. Continued use after amendments constitutes implicit acceptance.
The Platform and all its electronic services are subject to the Anti-Cyber Crime Law in Saudi Arabia. Using the Platform for any purpose that violates this law, including unauthorized access, data manipulation, or any activity threatening the security of the Platform or its users, is prohibited.
